  • Is FSBO legal in my state?+

    Yes — selling your own home is legal in all 50 states; you do not need a real-estate license to sell a property you own. YouSellSmart is live in ten states — Florida, Texas, Arizona, Nevada, California, Georgia, North Carolina, Colorado, Washington and Tennessee — each with its own seller disclosure requirements, all bundled in your deliverable.

  • After the NAR Burnett settlement, do I still have to offer 3 % to the buyer agent?+

    No. The August 2024 settlement decoupled buyer-agent compensation from the seller’s side of the deal. You can now offer 0–3 % buyer-agent comp on the MLS at your discretion, or no buyer-agent comp at all. Most FSBO sellers in 2026 offer 1–2 % to keep buyer-agent traffic without paying the full historical split.

  • Can I get on the MLS and Realtor.com without a Realtor?+

    Yes — via a flat-fee MLS service ($150–$400 depending on state and tier). They list your property on your local MLS for 6–12 months; the MLS auto-syndicates to Realtor.com, Zillow and Trulia. Our deliverable PDF lists the top-rated flat-fee MLS providers for your state (Houzeo, Beycome, Homecoin).

  • What about state disclosure forms?+

    Every state requires the seller to disclose known material defects to the buyer. FL/TX/AZ/NV need one form each (Seller's Disclosure Notice). California needs the full 5-form bundle: TDS, Natural Hazard Disclosure, Megan's Law, Mello-Roos and federal Lead-Based Paint.   • What currency am I charged in?+

    US sellers are charged in US dollars — exactly the price you see ($149, $499 or $1,299), with no hidden conversion. YouSellSmart is operated from the EU and processes payments through Stripe; the operator settles the dollars on their side. No subscription, no auto-renewal.

  • What if my house does not sell?+

    You only pay the flat fee for the pack you chose ($149, $499 or $1,299). No percentage on the sale price. If your house does not sell, nothing else is owed. No subscription, no auto-renewal.

  • How can I trust AI to write my listing?+

    Every AI output goes through human review by our team before you see it. Then you approve it explicitly before anything is published.
