1. What YouSellSmart is

A digital platform that delivers a package of digital materials (bilingual listing, AI-processed photos, price analysis and guides) for a flat fee, so you can sell your property without an agency. We do not negotiate, represent you, or coordinate the closing. We are not a real-estate agency or broker. You are the seller at all times, and the legal filing is handled by the professional you choose (gestor, lawyer or local notary).

The service is operated by The Dolan Gil Company SL (Spanish tax ID B72519374), registered at Avenida España 10, 29692 Manilva (Málaga).

2. Fees

• Listing Booster — $149 (no tax added).
• Full Sale Strategy — $499 (no tax added).
• Sell & Connect — $1,299 (no tax added).

All fees are flat, one-time payments. No commission on the sale price. No success fee. No subscription or auto-renewal.

3. Refunds

Full refund if we have not delivered all contracted materials within 7 days. At the Sell & Connect tier, delivery includes both the digital kit and the virtual tour. This commercial guarantee is additional to, and does not restrict, statutory consumer rights.

4. Consumer withdrawal

If you purchase as a consumer, you generally have 14 calendar days from the contract date to withdraw, subject to the exceptions under applicable law. It is enough to send an unequivocal withdrawal notice before the deadline to [email protected]. You may use this wording, but it is not mandatory: “I hereby withdraw from the contract for the [pack name], ordered on [date]. Name, address, date and signature (only for paper notices).”

At checkout you can expressly request that work starts during that period. If you withdraw before full delivery, a proportionate amount for services already performed may be due where applicable law permits it and its conditions have been met. Once the service has been fully performed, you lose the withdrawal right where you gave that express request and acknowledged this consequence in advance. This statutory right is separate from the commercial refund guarantee in section 3.

5. Owner approval

No materials are published to any portal without your explicit approval. We take no part in the sale: we do not contact buyers, we do not negotiate, and we do not take part in the closing. You remain the seller of record at all times.

6. Limitation of liability

YouSellSmart delivers a package of materials. We do not guarantee a specific sale price or a specific buyer, and we take no part in the negotiation or the closing. You set the final price and you are responsible for the accuracy of the property data you provide.

7. AI services

Listings, photos and analyses are generated by AI models. AI can make mistakes: these are drafts that you review and validate before publication. YouSellSmart does not publish the materials for you. AI-processed images are tagged in their metadata so portals that require disclosure can detect them.

8. Governing law

These terms are governed by Spanish law. The courts of the consumer’s domicile have jurisdiction over disputes arising from the service. Last updated: 2026-06-27.
