1. What YouSellSmart is

A digital platform that lets you sell your Spanish property without engaging a traditional estate agency. We deliver professional materials (bilingual listing, AI-processed photos, price analysis, etc.) for a flat fee, and at the Sell & Connect tier we coordinate the notarial closure through our sister business notaria-online.com.

2. Fees

• Listing Booster — €97 (VAT included).
• Full Sale Strategy — €397 (VAT included).
• Sell & Connect — €997 (VAT included).
• In-person viewing (optional) — €75 + VAT per visit.
• Sell & Connect success fee — €1,500 + VAT, billed only if the sale closes.

3. Refunds

Listing Booster and Full Sale Strategy: full refund if we haven’t delivered the materials within 7 days. Pro-rata refund if delivery is partial.

Sell & Connect: full refund of the upfront payment until a qualified buyer has been introduced. After introduction, the upfront fee is non-refundable. The success fee is billed only if the notarial deed is signed.

4. Owner approval

No materials are published to any portal, no notarial process is started, and no buyer is introduced without your explicit approval. You remain the seller of record at all times.

5. Limitation of liability

YouSellSmart delivers materials and coordinates services. We do not guarantee a specific sale price or a specific buyer. You set the final price and you are responsible for the accuracy of the property data you provide.

6. AI services

Listings, photos and analyses are generated by AI models under human review. The AI can make mistakes — that is why you always validate before publication. AI-processed images are tagged in their metadata so the portals that require disclosure can detect them.

7. Governing law

These terms are governed by Spanish law. The courts of the consumer’s domicile have jurisdiction over disputes arising from the service. Last updated: 2026-05-15.
